My city is starting to allow short term rentals. I have a building that is three stories tall. The first floor is business and second is currently an apartment. Third floor is now storage but could be an apartment. The building is not sprinklered. There are inter connected smoke detectors on all three levels. Not a full alarm system.
My question is: the second floor apartment will now be a short term rental. Does this unit need to fall under the rooming and lodging code? It has a hallway entrance from first floor to the unit and a rear separated entrance. Does the unit or entire building now need to be sprinklered? The unit will have its own kitchen so that does not meet the rooming code. Just looking for some direction. We have several units like this applying to become short term rentals.
